We determine the feasibility and final cost of the repairs or additions. We prepare the necessary Architectural Exhibits & Work Write Up for the project. We monitor the progress and quality of the construction work on the project. We oversee the contractor's quality and diligence in completing the project in a timely manner. We communicate to the lender and borrower any unusual conditions or problems.

QCA responsibilities are:

  1. Determine the general condition of the subject property.
  2. Determine the needed repairs necessary per HUD and local building department standards.
  3. Determine the desired items & outcome per the borrower.
  4. Determine the feasibility and final cost of the repairs or additions to assure that the project is adequately funded and that the repairs are appropriate and feasible.
  5. Determine the most effective method to bring the property up to a quality standard.
  6. To assist the borrower in their decision of which course of action would be the best solution.
  7. To prepare the necessary Architectural Exhibits & Work Write Up for the project.
  8. To monitor the progress and quality of the construction work on the project.
  9. To review the interim and completed construction and calculate the draw payments to the contractor or homeowner.
  10. To communicate to the lender and borrower any unusual conditions or problems.
  11. To oversee the contractor's quality and diligence in completing the project in a timely manner.
  12. To work with the Appraisers in understanding the scope of the project.
